In my mind, once the market goes back to normal, people will go back to using office space, and only a small percentage will continue to work from home. people will go back to shopping in malls. people will go back to leased spaces, and this is where the company gets their income. The stock has been weighted down by mall exposure, and the looming GGP deal. However, it trades for well under its NAV, and people are giving no credit to management being able to redevelop these properties. You say that BPY hasn't grown in the past few years, and that's true of the share price. But the value of BPY has gone up considerably I wouldn't buy any of these right now. The fact is Brookfield is only doing buybacks for BPY and BBU should be a hint of what you should be buying. BAM is also buying BPY shares in addition to BPY doing buybacks. BPY has been buying around 1% a week of its shares. They have enough liquidity to fix any retail income loss buy buying back their 14 Don't know about energy as I don't touch stocks which are so highly dependent on international power plays. As for BPY, we'll know at the May 8 earnings call. I say there is still room to gain 12%-15% which would bring the stock to around $16. IF earnings are good, the stock will explode back to 25$ or so.
